HOW WAS THE MARKET IN SEPTEMBER '14
September was a busy month for Greater Vancouver. The number of sales in September was just under 3,000, which was the 3rd highest amount in the last 10 years. Home prices are continuing to rise. We're seeing a higher increase in prices in the detached housing market as opposed to the condo market. Nonetheless, prices are rising. There's more movement in the detached market because of demand. There are a lot more choices and new construction for condo buyers than there is single-family buyers.
Gastown was busy in September! 10 properties sold including 2 over $1 million. Both of those sales took place in the same building, The Pilkington House.
The average days a property is on the market shifted from 50 days in August down to 25 days in September. There are a few factors that can skew the days on market but it's nice to see properties getting purchased in a timelier manner.
There are currently 19 properties on the market in Gastown. Of the 19 there are some great options for the entry-level buyer or investor. There are a few very nice properties in the mid-range ($500,000 - $750,000) but it would still be nice to see some more of those come to market. Lastly the Mission House has a listing that is equipped with a great sized patio directly off the living room listed for $1,179,000.
